By booking with us you accept the following Terms + Conditions.

CHECK IN AND CHECK OUT
Check in is from 15h00 and check out is no later than 11h00.

CHILDREN POLICY
We don’t accommodate children; guests must be 18 or over. 

PETS POLICY
Unfortunately, we cannot accommodate pets due to livestock in the adjacent fields. Guide and assistance dogs are the exception. Please enquire prior to booking. 

HEALTH + SAFETY
We are a working farm with machinery and livestock so care must be taken at all times. We cannot accept any responsibility for injuries, loss or damage sustained to individuals or property whilst on or around the farm. Please be sensible and respect the countryside, animals, residents, and other guests.

Please be cautious around livestock on the farm, which includes a bull, cattle, and sheep. These animals are not tame and should not be approached under any circumstances. 

Guests should not enter any fields or disturb the livestock. Keep all gates closed appropriately during your stay. 

Please remain on the gravel laneway between the designated parking area and the accommodation units and, take all reasonable steps to minimise the risk of disturbing or being approached by any livestock on the farm.

We are a working farm so please be aware there will be noises and smells from farm livestock and machinery. We will be as considerate as we can to keep noise levels down, but guests should be aware of our daily 24/7 life.

Take care with footing throughout, laneway, access and ground is frequently uneven and may be wet, slippery, or boggy with trip hazards.

No firearms, hunting paraphernalia, fireworks and drones are permitted.

No climbing on any of the stone ruins that are on the grounds or on any dry-stone wall boundaries. Please keep a safe distance from these. We cannot accept any responsibility for accidents resulting from this.

The named person(s) booking the accommodation is responsible for the behaviour and actions of their guests. Guests may be asked to leave the premises if their behaviour is threatening, aggressive, anti-social, dangerous, or damaging in any way to the other residents, staff members, wildlife, livestock or to the premises. In this circumstance your full support is required, and no refund will be given.

The accommodation units are fitted with both carbon monoxide and smoke alarms. There is a first aid kit, fire extinguisher and blanket provided.  

The accommodation units have wood burning fires inside. Wood burning fire glass doors must remain closed apart from lighting and refuelling the fire. Only use wood kindle provided for burning and no other materials. 

No candles or any naked flames are allowed, anywhere inside the accommodation units. 

The accommodation units have outside firepits at designated areas. Please keep firepits small and manageable, and extinguish when leaving the area, if the firepit does not burn out itself, there is a bucket located beside the firepit which can be filled with water to extinguish the fire.

Guest/s may be asked to leave immediately if their conduct is considered to infringe our terms and conditions or is likely to impair the enjoyment, comfort or safety of other guest/s, staff members and/or animals. No refunds will be given in these circumstances.

DRIVING + PARKING
At all times please give way to pedestrians and cyclists. The speed limit on the gravel laneway / access from the public road is 5-mph. Please use great care when driving.


Parking is available at a designated parking area, with a short walk of approximately 230 metres on foot on a gravel agricultural laneway to the accommodation. There is a pickup and drop off point provided adjacent to the accommodation units, but all guest vehicles are to be parked at the designated parking area only. 

No vehicles are permitted beyond the yellow entrance gates into the accommodation units.

QUIET TIME
We are located in a peaceful and quiet countryside location, so we enforce a no noise policy after 22h00 for the benefit of you and your neighbours in the adjacent property.

OUTDOOR SOAKING BATHS USE
The cottage accommodation unit (only) will have the enjoyment of the outdoor soaking baths. 

Please note that in order to maintain the best levels of hygiene, the outdoor soaking baths are emptied and cleaned on the departure of each booking. The guests can empty the outdoor soaking baths at any time by removing the bath plug at the end of the bath. The outdoor soaking baths are to be operated at user’s responsibility.

NO-SMOKING POLICY
We have a complete no-smoking policy in both the cottage and the barn units. Smoking is also strictly prohibited inside, outside and around the farm and associated agricultural infrastructure, including, but not exclusive to, standing crops, harvested crops and stubbles and field stored forage. Guest(s) will be required to vacate the accommodation for any serious or continued breach of this smoking policy, without re-imbursement of booking costs. If there is evidence of such including a smoke odour inside the accommodation units you will be charged a fee of £500 to cover deep cleaning.

CLEANING
All accommodation bookings are accepted on the basis that all guests treat the property with the same respect as their own home in accordance with these terms and conditions. A professional clean will be carried out on check out and the cost is included in your total booking amount. Mid-stay cleans & a change of linen and towels are available upon request and do incur additional fees. If a property is found to be left in an unreasonable state at check out, there may be excess cleaning charges applied to your credit card. This will be determined on a case-to-case basis and a member of our team will contact the guest/s to advise of the excess cleaning. We ask you to please leave the property in a neat and tidy state.

LOST PROPERTY
We cannot accept responsibility for any items you leave behind in the property after your stay, but if you contact us, we will endeavour to locate the lost item/s.

If lost property is found, we will inform you and agree the means to return it. Any unclaimed items will be disposed of after one week.

PHOTOGRAPHY
Photography (still, digital and video) is not permitted of the other guest/s. Only non-intrusive photography of your own party and guest is permitted. You may not carry out photography for commercial purposes, publication, or similar purposes in any part of Barneys Ruins.

THIRD PARTIES
Reference to any products, services or other information belonging to third parties does not imply or constitute an endorsement, sponsorship, or recommendation by Barneys Ruins. Links to other services not operated by Barneys Ruins are provided solely for your convenience. Barneys Ruins accepts no liability for any products, services, or other information provided by third parties.

DISABILITIES OR MEDICAL CONDITIONS
Unfortunately, due to the nature of our grounds we are not able to accommodate wheelchair users. If you or any member of your party has any medical condition that may affect your booking, please tell us before you confirm your booking and give us full details in writing as early as possible before you travel. If we feel unable to properly meet that person’s particular needs, we can refuse or cancel the reservation. 

CCTV + SECURITY 
Please note that Barneys Ruins has four CCTV cameras. Two CCTV cameras are directed towards the main entrance gates and gravel laneway to the clachan and two CCTV cameras directed towards the entrance doors to both accommodation units. There is one security sensor fixed in both accommodation units, that will be automatically turned off on the guest/s arrival and automatically turned on at the guest/s departure. 

NUMBER OF OCCUPANTS
All accommodation units must be used for private / residential use only and to accommodate the number of guests stated on your booking confirmation. No functions or parties may be conducted at the property without preauthorisation. Exceeding the stated number of guests will result in a termination of the booking and you will be required to vacate the property immediately without refund. Charges for additional guests will be debited to your credit card without further notice. If the amount owing is above the amount held you hereby accept this liability. 

BOOKING CONFIRMATION
Once a guest’s booking has been confirmed, the guest shall be responsible for payment of the total price for the rental period and all extras (if any) as shown on the confirmation notice on or before the date or dates referred to in such notice.

PAYMENT CONDITIONS
All bookings require a non-refundable 50% deposit, with the remaining due 4 weeks prior to stay. Bookings made within 4 weeks from the date of arrival must be paid in full. All bookings are non-refundable.

We reserve the right to adjust prices quoted on our website, other adverts or on details about the property at any time. This will not affect any prices we have previously confirmed with you.

CANCELLATION AND DATE CHANGES
Bookings are non-refundable and for guests wishing to cancel more than 4 weeks prior to their check in date we will issue a voucher (valid for 12 months from the date of stay) to the value of the booking. In the event that there is no further availability in the calendar due to back-to-back bookings, your booking will be forfeited. Cancellations or date change requests made less than 4 weeks prior to their check in date will be charged in full. Any additional cost relating to a change of dates would be payable.

Should the accommodation unit/s, for reasons of fire, theft, flood, damage, illness or incapacity of the Owner/s, not be available on the date booked or the accommodation unit/s is not available for letting, all charges paid in full by you to us will be refunded in full. You accept that you will have no further claim against us or any of our agent/s.

We strongly recommend all guests purchase travel insurance to cover any unforeseen changes to their travel plans.

GIFT VOUCHER PURCHASE POLICY
Gift vouchers cannot be redeemed for cash or accepted in conjunction with any other promotional offers. Reservations using a voucher can be made online or via stay@barneysruins.com. We cannot accept responsibility for the loss or theft of gift vouchers. Gift vouchers are not replaceable if lost, damaged or stolen or expired and are void if altered, photocopied, or reproduced. Gift vouchers are valid for stays within 12 months from the date of issue and may not be redeemed beyond that period. Voucher validity will not be extended. In the event that the gift voucher does not cover the full cost of the reservation, the balance must be paid by the redeemer of the gift voucher to Barneys Ruins in cash or by valid debit/credit card. Barneys Ruins reserves the right to change these terms and conditions without notice.

FORCE MAJEURE
Barneys Ruins does not accept responsibility for anything which adversely affects your stay which is outside of our control. These circumstances are known as ‘Force Majeure’ events and are circumstances that could not, even with due care, have been foreseen or avoided. Such circumstances include (but are not limited to) war, civil unrest, industrial action, terrorist activity, natural disaster, fire, adverse weather conditions, pandemics, foot and mouth disease and all other similar events outside of our control. We will endeavour to manage any problems caused as a result of a Force Majeure event but shall be under no obligation to do so and shall not be liable to you for any losses caused by a Force Majeure event.

PLEASE NOTE
If you have booked via Airbnb or Booking.com, their terms and conditions apply to the booking.

We have a 2-night minimum stay on both of our properties.

BREAKAGE DEPOSIT
On check-in an authorisation hold is applied to your credit card at £200 and released 24hrs after check-out. You will be notified immediately of any damage occurred during your stay by a member of our team who will provide photographic evidence.

DAMAGE
Whilst you are in occupation, you are fully responsible for all breakages and damage caused to the property, its furniture, fittings, or any consequent loss suffered by the property owner. Any such breakages, damage or loss must be reported immediately and paid for prior to departure. Failure to comply with this condition will result in a debit of any such costs and expenses to your credit card or security deposit without further notice. In the event that the costs incurred exceed the value of the security deposit the booking guest agrees to reimburse the owner with the balance outstanding on demand to the amount required to make good or remedy such damage or loss.

COMPLAINTS
We want you to have an enjoyable stay at Barneys Ruins. Should you have cause for complaint, please contact us or our agent/s immediately so that they can investigate the circumstances and take any necessary action. In no circumstances can compensation be made for any complaints that are made after the date of departure, or where you have denied or prevented us or our agent/s the opportunity to try to put matters right during your stay.

The property will be check and cleaned before arrival but if you have any difficulties, please contact Barneys Ruins on the WhatsApp number provided on booking.  Should you find on arrival any damage or non-working items you will notify the owner immediately so that matters can be rectified.

RIGHT TO REFUSE OR REVOKE BOOKINGS
The booking agent/s and the owner reserve the right to revoke or refuse to honour any property accommodation booking which may in the opinion of either party (and at their sole discretion) be unsuitable for the property concerned.

RESPECT
If complaints are received and you are found not to have been respectful of your adjacent neighbours or the property you will be required to vacate the premises with no further notice or refund.

OWNERS ACCESS
The guest/s agree to grant the property owner and/or their agent/s the right to access the property at any time during the guest/s occupancy after reasonable notice has been given.

DATA PROTECTION
The information you supply on booking the accommodation will be stored electronically for administrative purposes. Under no circumstances will this information be provided to a third party. We may from time to time wish to send you news of special offers. If you do not wish to receive any communication from us please let us know.   

LIABILITY
Please read this section as it is important that you understand what you are agreeing to:

I/We hereby acknowledge and agree that the property owner and agent/s will not be held responsible nor liable for:

  • Any injury, death or loss suffered by the occupant/s, whatsoever or howsoever caused whilst I/We are in occupancy of the accommodation due to my/our failure to comply with the terms and conditions.
  • Any injury, death or loss suffered by the occupant/s, whatsoever or howsoever caused due to negligence on my /our / their part.
  • Any injury, death or loss suffered by the occupant/s, whatsoever or howsoever caused as a result of insects, wildlife and livestock in or around the accommodation site and farm. All occupant/s are to take specific care at all times and are requested not to approach any wildlife and livestock under any circumstances.
  • In addition to above, we shall not be responsible for any: loss of income or revenue; loss of business; loss of anticipated savings; or loss of data.

     

The property owner reserves the right to update these terms and conditions when required at their discretion.
